Value Proposition: Mentor/Trainee?

What is the "value" that a trainee can brings to a mentor?

Why would a mentor waste their time to train a trainee?

Since I don't have a family member or other form of nepotism to break into this business I am now trying to figure-out WHY would a mentor train a trainee?

Is the only value to get the trainee out "cold-calling" for the mentor's company?

Would having access to: FMLS, GaMLS, Relink, 4 year business degree, Financial backgroud, IT background, Investigative skills, Real Estate Background be desirable to anyone?

Oh, did I forget to mention integrity and honesty as key charactaristics?

I think right now as a mentor I would ask, why are you getting into this business now?

A number of reasons including earning a living. I have low living expenses right now and also earn a living selling real estate and rehabbing foreclosures. I realize that there are "dues" to be paid to enter into any type of decent profession. I love to learn and "uncover" information. I feel I have a real "knack" for it.

It is also apparent that with the new education/training barriers to entry that over time there will be fewer and fewer appraisers. It also appears that many appraisers over the last few years have succumb to lender pressures and other shenanigans and will be escorted out of the industry leaving better trained more reputable appraisers behind which I will be among.

I have been involved in Real Estate Sales and Rehabbing homes for over 10 years and have determined that many of the skills I utilize to analyze a rehab opportunity from how much to pay, to budgeting for repairs costs and finally how much can it be sold for in a reasonable amount of time, have helped me prepare to be an appraiser.

M.E.P.: I spoke with you last week. I live in Lilburn and work out of Tucker, but I am willing to travel to Marietta to work. I have reliable transportation and understand we work all over the area. You were very kind and helpful.

In fact, I have spoken with many on this board (WEDA, MAG, Wilson) and everyone has been helpful, just not needing or finding the value in a trainee right now.

I would not endorse this business as a career for my son. He deserved better and now has a secure future. Basically everyone in this business came from another job. Rare is the appraiser with a college education. Rarer even is the appraiser with advanced education at the college level in the field. It is a cottage industry advertised as a eductional opportunity along with security guards and medical transcription on late night TV.

Getting a contract for new buisness development with an appraiser, right now, might be the best approach to obtaining a mentor for future appraiser position. I would suggest 10% of the fee on each assignment generated, that alone could add up with the right client contact.

with the home sales the way they are in metro atlanta at this time, there is absolutely no incentive for a mentor to take on a trainee. a trainee with 2000 hours of experience becomes licensed and is one more mouth at the well.
