two parcel #, one appraisal

I have a house to appraise in Pike County. The borrower own 36 acres of land. One parcle # has the house and 10 acres, the other parcel has 26 acres. The borrower says when they purchased the property the house and 10 acres holds the mortgage. the other 26 acres is paid for. The land was seperated for mortgage purposes. The borrowers want all 36 acres appraised with the house. The lender has not returned my calls. Am I correct in thinking that you cannot combine the two paecel # and complete one appraisal. That tweo appraisals are needed, one with the house and 10 acres then another appraisal ( Land) for the 26 acres.

Unless they are going to use this for their mtg. company, the LO has nothing to do with it. Who is the intended user? The two of you establish your SOW. If you feel you can establish a credible "opinion of value" with the entire acreage and no house, then go for it. House and entire acreage no matter. What do the trends in the area delegate?
